About the Role
Reports to:
Project Executive
Supervises:
Engineering, Lead Install Technicians
Essential Function of the position
Develop project business plan
Work with field management to generate job specific safety plan for the project
Serve as the main point of contact for the GC, EC, and Engineer and Architect
Work with Pre-Construction and Field Supervision to identify and implement all contract deliverable, quality testing, and reporting requirements.
Create staging, logistics, and phasing plan for project
Lead coordination of subcontractors
Set up bonding and /or Subguard, change order log, and cost tracking for the project
Set up project in PM software (E1 and Prolog software, + others)
Responsible for the project startup, including obtaining permits and licenses and managing jobsite mobilization
Facilitate subcontractor pre-mobilization meeting
Submittal process including Prioritize, review, and expedite submittals
Expedite material deliveries according to the project schedule requirements
• Understand quantity updating and work with Superintendents to maintain accurate labor forecasts Develop and administer subcontractor and purchase order change orders
Review projections, labor reports, safety documents, and schedules monthly
Review and approve material/equipment invoices according to the project budget
Prepare payment requests and monitor collections
Meet with city and state agencies to review project and inspections
Attend OAC progress meetings and create monthly status reports
Enter and update information in project management software (job status reports, projections, change order, and RFI’s)
Manage and oversee job close out documentation and procedures (closeout documents, final job report, and final accounting)
Mentor and train assistant project managers and co-op/intern students
Request for information (RFI) process
Job photos and progress documentation
Supporting jobsite safety enforcement

Varied – Small private office, cubical or shared office with public contact/fellow employees. Location may be on jobsite or in corporate or regional office.

Mastery of cost control systems and protocol and a history of training direct-reports
In-depth understanding of building components, trade sequencing, activity durations, scheduling software, scheduling protocol and a history of training direct-reports
In-depth understanding of ESB estimating systems and protocol
Evidence of effective internal and external relationship management
Evidence of operating within ESB Corporate values and requiring same of others
Understanding of ESB overall goals and objectives
Working knowledge of contract language and thirst for training in this area
Working knowledge of risk management and thirst for training in this area
Evidence of supporting role in business development process

• Bachelor’s degree in construction, Engineering, or related field
• Minimum of 3 years of construction experience
• Experience managing all aspects of construction projects including architectural, civil, structural, mechanical, and electrical

• Strong oral communication and interpersonal skills
• Technical writing skills

Requirements
Educational Requirements of position:
Degree/Experience
4 year degree in a relevant curriculum from an accredited college or university+ minimum of 3 years of relevant experience
or 4-year degree in a non-relevant curriculum from an accredited college oruniversity + minimum of 5 years of relevant experience.
Technical Requirements of position:
Software
Proficiency in Microsoft Word & Microsoft Excel
Proficiency in Microsoft Teams
Optional Proficiency in Primavera P6 (or similar scheduling software/application)
Optional: Proficiency in Timberline PJ (or similar project management software/application)
Optional Proficiency in Viewpoint (or similar AP software/application)
Working knowledge of Navisworks, Revit and Sketch-up

Mastery of Quantity Take-off & Subcontractor Solicitation to support estimating
